QUALIFICATIONS

PLEASE READ CAREFULLY

Please be prepared to pay the application fee as outlined in the property listing. (typically $35). In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.
To complete the rental application, you must be prepared to provide:

  • 5 years of residential history
  • contact information for your rental references
  • detailed income information

Please note that most properties require that applicant combined gross income is at least three (3) times the monthly rent amount, after recurring debt payments.

 

  1. You must have a credit report that demonstrates a willingness to pay financial obligations in a timely fashion (or we require a FICO score of at least 550). We may consider extenuating circumstances. Having a FICO score of 550 or higher is not, in and of itself, a guarantee that you will be approved. Please also note that we cannot investigate any inaccuracies that may exist in your credit report; we must accept the information as provided. Exceptions to these terms may be made at Rohcs Management’s discretion.
  2. You must have no records of eviction.
  3. Income must be verifiable through pay stubs, employer contact, or tax records. All other income, including self-employment must be verified through tax records. Current employment must have a minimum of six (6) months on the job.
  4. Rental History must be verifiable from unbiased sources. If you’re related by blood or marriage to one of the previous landlords listed, or your rental history does not include at least two previous landlords, your application may be declined. If you have a previously broken lease you may be denied.
  5. We do not accept co-signers for any of our properties.
  6. We allow a maximum of 2 persons in a bachelor/Single, 3 persons for a 1 bedroom, 4 persons in a 2 bedroom.
  7. You may be denied if you have a conviction for any type of crime that would be considered a threat to real property or the ability of other residents to peacefully enjoy the premises.
  8. We will accept the first verified, qualified, applicant.
  9. Please note that all of our properties are completely smoke-free in both public and private spaces.
  10. Company policy requires that you personally view the subject property prior to submitting an application.
  11. Each prospective resident over the age of 18 must submit a separate rental application.
  12. Pet Policy: Cats/Dogs allowed at landlord’s discretion. Non-aggressive breeds under 25lbs. No Pitbulls, Pitbull Mixes, or other aggressive breeds allowed. If approved, there is a pet fee of $50/month per pet.

If you don’t fit these criteria you have little to no chance of getting this apartment. If you apply anyway, please be aware that your application fee will not be refunded if you are declined or the apartment is leased to another party while your application is being processed.

You can usually expect a response within 24-48 hours, excluding weekends and holidays, after you complete the application and all of your documents have been attached or submitted. Incomplete applications will delay the process.
